Bath Lane is the redevelopment of a vacant site, with a residential-led Private Rented Sector (PRS) scheme that will provide 322 new homes with communal facilities and some flexible commercial units.
The site is located within walking distance of the city centre and has good accessibility to a great array of amenities, services, public transport interchange and places of work. It also has convenient access to nearby green spaces and the development itself will provide some on-site facilities serving residents.
Our scheme will contribute to the wider regeneration of the Waterside area and the establishment of a thriving new neighbourhood. It will provide a mix of unit sizes in response to market demand and will provide generous and flexible accommodation that will be attractive to a range of different household types. It is within a sustainable and accessible location and the design also encourages permeability through the site and helps to connect the city centre to the waterfront area.
The proposed scheme includes the integration of several south-facing landscaped courtyards and podiums, which have been positioned at the heart of the scheme. These will provide a mix of private and semi-public amenity spaces that will contribute to an attractive public realm. They provide important opportunities for social interactions and activity as well as access to nature and improved ecological value for the site. Given that a significant part of the Waterside’s character is derived from its natural spaces, the incorporation of landscaped routes and spaces helps to reinforce this character. These courtyard spaces are protected from the busier streets by their location within the centre of the site, which should create more usable spaces.
