We are delighted that outline planning approval has been granted for the redevelopment of the historic former Daimler Motor Works site on Sandy Lane in Coventry.
This marks a major milestone in the regeneration of the 2.69-hectare brownfield site, which will be transformed into a vibrant, sustainable residential neighbourhood rooted in Coventry’s industrial heritage.
Led by Rainier Real Estate, the redevelopment will deliver up to 250 high-quality homes. The illustrative masterplan carefully balances urban living with green infrastructure, retaining and enhancing the iconic Daimler Powerhouse, now a performing arts hub, as the cultural heart of the scheme.
New homes will be arranged across distinct zones including:
- Daimler Place, new public realm focused on the Powerhouse and canal frontage,
- The Green, a landscaped green space with children’s play area and sustainable drainage,
- Sandy Lane and Electric Wharf, designed to reinforce Sandy Lane’s streetscape, improve connectivity and support its visual cohesion.
The development’s design reflects a modern interpretation of Coventry’s industrial character, envisioning saw-tooth rooflines, orthogonal alignments, and textured brickwork. Public consultation played a key role in shaping the scheme, ensuring appropriate density, addressing concerns around housing mix and construction impacts, and helping deliver a well-balanced range of homes.
A design principles guide, developed by our Urban Design team, will guide the next stages of design and ensure the quality, coherence, and character of the outline scheme is carried through to delivery.
