As a signatory to the Building a Safer Future Charter, we are committed to making our buildings safer at every level of our organisation – from strategic decision making to technical delivery and into occupation.

Taking our lead from the reforms that followed The Grenfell Tower Inquiry, which called for a fundamental shift in building safety culture – we embed a culture of safety through transparency, collaboration and accountability across the full lifecycle of every project.

Our Approach to Safer, Better Buildings

Safety is considered from the earliest design conversations through to delivery. We promote open communication and a shared understanding of the roles defined under the Building Safety Act, Building Regulations and CDM Regulations 2015, ensuring every duty holder contributes to safer, more resilient outcomes.

Together, this gives you confidence in a design process that is robust, well governed and fully aligned with the intent of the Building Safety Act and CDM Regulations 2015, while still allowing design quality and project ambition to move forward with purpose and clarity.

Our Services

Our Building Safety Team support Clients, Developers, Principal Contractors and Project Teams across all levels of Building Safety and CDM Regulations Compliance services:

Building Regulations Principal Designer

Acting under the Building Safety Act and Building Regulations, our registered and competency approved BRPDs coordinate design safety information, verify competence and manage Gateway submissions.

Our team work on non-higher-risk, higher-risk and complex projects and have successfully delivered many Gateway 2 approvals. across new builds, works to existing HRBs including hospitals and cladding remediation projects.

 

CDM Principal Designer

As Principal Designer, we oversee the pre-construction phase in accordance with the CDM Regulations 2015, bearing overall responsibility for planning, managing, monitoring, and coordinating all duty holders on projects involving more than one contractor, with a focus on health and safety.

Through proactive leadership and meticulous design risk management, we ensure the proper discharge of health and safety duties and promote the identification, elimination, and reduction of risks and hazards.

We liaise with the Principal Contractor on design development which may affect planning and management of the construction phase work and we coordinate the production of the Health & Safety file for the completed works.

 

Principal Designer Advisor

Principal Designer Advisor – BSA
Corstorphine & Wright can provide independent guidance to Clients or appointed Principal Designers and design teams to advise on duty holder requirements, review safety documentation and validate technical coordination. We can assist in supporting and reviewing Gateway applications prior to submission and carry out workshops to confirm that risk management responsibilities are clearly understood.

Principal Designer Advisor – CDM
We can provide expert guidance and assurance support to Client or Principal Designer appointed as Principal Designer under the CDM Regulations 2015. Acting on behalf of, or alongside the appointed Principal Designer, we will help the appointed Principal Designer plan, manage, monitor, and coordinate health and safety, ensuring risks are identified, eliminated, or reduced through design.

 

Client Technical Advisor

Client Technical Advisor – BSA
Acting as a trusted advisor to public and private clients, we can provide architectural compliance assessments, Gateway readiness reviews, and ongoing monitoring and evaluation of Contractor’s proposals and site inspections aligned with Building Contracts and Employers requirements.

Client Technical Advisor – CDM
As CDM Advisor, we provide independent expert advice and assurance to clients—strengthening governance, compliance, and decision-making under the CDM Regulations 2015. We support robust planning, coordination, and design risk management, ensuring risks are identified, eliminated, and reduced throughout the project lifecycle.
