Aston Place Birmingham, UK
Aston Place is a high-profile PRS turnkey development in Birmingham city centre.
It’s part of the wider Arena Central masterplan development, providing vast employment and accommodation in a location neglected for some years.
This £30 million development delivers 324 apartments in 2 towers. The tight plot is adjacent to the prominent, listed, 26-storey Alpha Tower building. Aston Place provides stylish, completely furnished apartments, including linen, plates, cutlery and electrical goods. The idea is that residents only need to arrive with a bag of clothes.
Car parking and cycle storage are included at basement level. Communal resident spaces are all at ground level, with a gym offering fitness classes, dining space, residents’ lounge and bookable spaces. High-speed broadband and 24-hour concierge services are included. Further space is provided for commercial and retail lets.
Above ground floor level, there are 2 towers with 17 and 22 storeys of residential accommodation, respectively. They’re interconnected by a glazed link bridge.
Corstorphine & Wright utilised vast residential design and delivery experience to enhance the scheme – while also protecting the original design intent.
We worked closely with the client and contractor to create a residential scheme capable of being delivered as smoothly and efficiently as possible.
By introducing and implementing a bespoke pre-cast cladding construction method, we significantly reduced construction time, which then also reduced costs. We introduced further prefabrication construction methods including bathroom pods, which again reduced costs.
The scheme remained on schedule and completed at the end of 2019.
There were key construction elements in this unique project.
In-situ reinforced concrete frame above the existing basement up to podium deck level.
Pre-cast concrete columns.
Pre-cast concrete floor decks.
Pre-cast lift cores.
A bespoke pre-cast concrete unitised façade system – pre-finished and bolted into place.
Prefabricated balconies craned into position.
No scaffolding to the exterior of the building (all windows accessed off balconies).
Waterproofing to every fourth floor deck, enabling fit-out to commence as the building was being erected.
Fully modular bathroom and en-suite pods.
High specification interior finish with reduced wet trades.
Accelerated building programme.
Greatly reduced on-site waste.
Aston Place is a key example of how prefabricated methods of construction can be used successfully in city centre environs – accelerating construction time without compromising on build quality.
This successful 24-storey project stands proudly, rubbing shoulders with high-profile buildings on Birmingham’s skyline. Aston Place provides a unique, high-quality offering for the people of Birmingham and employees of businesses in the new Arena Central development.
