Garnet Exchange Leeds, UK

Corstorphine & Wright was appointed by Tri7 and Fusion Students to develop the planning application for the redevelopment of The Core Shopping Centre on The Headrow in Leeds. The scheme has since secured planning approval and is now on site, with construction underway.

The former shopping centre contained several vacant retail units, resulting in an underutilised site in the heart of Leeds city centre. The redevelopment is transforming the site through the delivery of three new buildings, providing active retail frontage at ground floor level with purpose-built student accommodation above.
The introduction of residential use will bring increased vitality to the area, further strengthening the city’s established student community.
The design introduces two new pedestrian streets running east to west through the development, drawing inspiration from Leeds’ historic arcades while creating important new connections that support wider regeneration ambitions.

The scheme will provide more than 800 student residences, alongside elevated courtyards and a range of amenity spaces that enhance resident wellbeing and contribute to activity throughout the day and evening.
The buildings are linked by glazed bridges, providing safe and secure access for residents while offering natural surveillance of the surrounding public realm.
Architecturally, the development takes its cues from the rich historic context of the city centre, responding to the civic scale of The Headrow and the finer grain and detailing of Albion Place and Lands Lane.
